The latest television, high-tech coffee machine or luxurious towels… choosing where to spend money on your holiday property can be a daunting task and it is something, as an owner, you are likely to continuously review. Trends will always change but if you invest in high quality products that increase the comfort and ease of staying in your property your guests will continue to return.
It is worth looking at whether you can make any amendments to the property itself. If you have scope to install a wood-burner then this can make a big difference to the number of bookings you are likely to pick up out of season. As well as an increase in bookings, guests love wood-burners; curling up in front of the fire after a long walk evokes fond holiday memories. Whilst plumbing may not be the most glamorous subject, ensuring you’ve invested in heating and hot water systems that are efficient and plentiful (but not over-complicated!) will please guests. There’s nothing worse than being the last in the shower and the hot water running out!
Whether we like it or not, technology is a big part of most people's daily lives. Lots of guests may still need to work when on holiday so be sure to spend some time organising the fastest wi-fi you can. Similarly, a Smart TV of a decent size is important so guests can access their various accounts – there will be those days when the rain is pouring and guests want to chill out and stream a film. A simple to use but good quality coffee machine is something we would recommend supplying too.
You can never be sure why a guest has decided to go on holiday and often getting excellent rest is top of their priority list. Invest in the best quality mattresses you can – it is difficult to please everyone’s personal choice on firmness but high quality mattresses will be appreciated by your guests. On the subject of beds (if the room size permits it) then purchase at least a king size. Many guests will have a king size at home and when on holiday you don’t want to downsize. Finish off the beds with high quality linen – crisp white sheets with a high thread count is the best option.
It goes without saying that the living and dining furniture need to accommodate all of your guests comfortably but don’t forget about the outside. Sitting on a picnic bench is less appealing than a sturdy chair with soft cushion. If you have space for a sun lounger, egg chair or similar then this offers a great spot for guests to retreat to.
In short, guest comfort should be your top priority when you are looking where to invest your money and the little details can make all the difference (so yes, buy the soft, fluffy towels!). Although initial costs will be greater, your guest feedback and retention will be higher meaning a better return on investment as time passes.
