The Government announces regulation changes for short term lets

The government has set out new rules for short term lets, focusing on a registration scheme and changes to planning laws. This is their first response to last year's consultations. They have not yet announced a timeline for these changes but have suggested that initial planning rules will be introduced this summer.

The government's summary is below:

  • Mandatory national register will provide valuable information and help ensure accommodation is safe
  • Planning permission will be required for future short-term lets
  • Home owners can continue to let out their own main or sole home for up to 90 nights a year

 

We are pleased to hear the news of the introduction of a registration scheme for short-term rentals in England. It represents a significant first step towards establishing a level playing field for all operators. We believe a well designed registration scheme is crucial because it ensures that every short-term rental property meets safety and legal standards and equips the government and local authorities with precise data for informed policymaking. We will continue to support our owners with the implementation of the register as soon as the specific details are communicated by the government.

 

Amidst the housing crisis in various parts of the UK, we believe the traditional self-catering holiday let market does not significantly contribute to this problem. The sector is widely misunderstood, especially in the wake of international platforms that have not only increased the visibility of existing offerings but have also introduced a variety of new accommodation options.

 

We firmly believe local councils should refrain from introducing restrictive planning controls until the registration scheme has been in place for a sufficient period. This approach will allow for the collection of accurate data, enabling the local authority to make reasonable and proportionate decisions that do not adversely impact the income of those individuals, pubs, restaurants, and other businesses that are reliant on the local tourist trade.

 

We will continue to support The Professional Association of Self Caterers UK as they communicate with the government in working out the details of the introduction of the register.
