With breathtaking sea views and the beach only a few steps from the front door, two former coastguard cottages and the adjoining boathouse have been transformed into an island gem, showcasing a wonderful blend of the original property and a contemporary extension of wood and glass.

Enter the house through the port-holed front door to discover this wonderful home offering numerous living spaces for relaxing, cooking, dining and sleeping and simply spending quality time together with family and friends. To the rear, the original coal store and outbuildings have been linked to the main house, creating a sheltered terrace area for outside dining and shady areas in the garden for when you need a retreat from the summer sun. Sitting at the end of a pretty terrace this truly is a wonderful home-from-home.

Pepita offers a warm embrace throughout the property, from the comfort of the inviting sofas in the sitting-room and ground floor spaces, up to the bedrooms on the first floor. The jewel being the main bedroom suite above the boathouse with views over the pretty garden, complete with king-size bed dressed in crisp white linens, a fabulous shower-room with a bonus bath. The snug is also over the boathouse, with access onto a balcony where you can take a seat and breathe in the salty sea air.

Across the glass walkway and along the hall, accessed via three steps, discover four more bedrooms, a comfortable king and a twin room at the front of the house enjoying those sea views and further king room and single/cot room with views over the garden. A bathroom and shower-room on this floor, plus an additional wet-room on the ground floor, makes for easy living.

Outside, there is a well-tended garden for your enjoyment, along with a children's play-area at the very rear of the garden. Please do be aware that the part of the garden where the children's play-area is located is not secure and has an area of brambles and nettles so please ensure children are supervised at all times here.

A holiday at Pepita will give you everything and so much more, this may just be the perfect place to come and make those special holiday memories, it is after all one of the island's most desirable homes.

This great location is only a short walk from the village of Seaview, pop into the village shop for fresh local produce, local wine or the basics, visit Lily's cafe for fresh coffee and tasty snacks. For something more substantial, enjoy a takeaway from Pizza Kitchen (Friday and Saturday nights in season) or a delicious meal at The Seaview Hotel or at The Old Fort, all a short stroll from the house. A little closer to home is The Boathouse 'pub on the beach', where seasonal food is served by friendly staff.

If you do decide to explore further afield, head to West Wight for dramatic scenery, stunning coastline and the iconic Needles. Perhaps take the chairlift to the beach (not for the fainthearted) and a trip on a speed boat or visit the clear waters of Freshwater Bay, the ideal place for outdoor activities. Majestic Osborne House, once the home of Queen Victoria, is a grand place and a whole day can be spent exploring the house and manicured grounds with private beach. Walkers will love miles of trails and paths through woodland, open grasslands and coast, all beautifully kept and signposted.
