TwinAccessed via a narrow lane, this delightful farmhouse situated in 1066 country, has views over the valley towards the village of Sedlescombe. It makes an excellent retreat for families and friends looking for a countryside getaway close to the Sussex coast.
The picturesque village of Sedlescombe is just a short walk from the house and sits in a conservation area. It has a 15th Century dog-friendly pub, ancient pump house, well-stocked village shop and a village green, often grazed by a flock of geese.
As you enter the stable-door to the hall there is plenty of room for coats, shoes and boots. A door opens into a large open plan dining-area with a glass roof making it light and airy, a snug with seating and a kitchen where you can cook a holiday feast whilst interacting with the rest of the family. It has a double electric range cooker with induction hob, fridge, separate fridge/freezer and dishwasher. There is a utility-room housing two washing machines and a tumble-drier.
Gather everyone together in the large sitting-room which features a Smart TV, grand piano and an open fire. There is a separate study with bookshelves, a desk, armchairs and a cloakroom. The garden-room is flooded with light and lots of plants, double doors open to a decked terrace, pond and garden. It has a large sofa, chair, bookshelves, under-floor heating and a box full of games and toys to keep the little ones entertained.
On the first floor are three spacious bedrooms. The main bedroom has a king-size double bed with en suite shower-room and separate dressing-room. There is a double bedroom, single bedroom and large family bathroom with a free-standing bath, double wash-basins and WC. On the second floor are two further bedrooms; a double bedroom with an en suite shower, separate bath and WC and a twin bedroom with an en suite featuring a bath with shower attachment and WC.
The garden is a great space for entertaining with plenty of room for the whole family to enjoy. There are several seating-areas including a decked-area outside the garden-room with pergola and pond. It's the perfect spot for al fresco dining and summer barbecues. As you wander around the garden you may be lucky enough to spot the owner's horses and sheep that can sometimes be seen grazing in the neighbouring fields, with this in mind please take care if you are bringing dogs.
By prior arrangement the owners can pre-book a hot tub for you, the perfect addition for special occasions, including birthdays and anniversaries. Cost and availability to be discussed with the owner.
The local area is home to three vineyards which offer tours and tastings, there is Sedlescombe Organic Vineyard, Carr Taylor Wines and Oastbrook Estate Vineyard. Just a short drive from the A21, the house is perfectly positioned for exploring the 1066 town of Battle, famous for its Norman Abbey and home to several independent shops, pubs and tea-rooms. Battle has a mainline station which connects to London and the coast at Hastings.
A short drive will take you to the seaside town of Hastings. The old town has characterful streets, unique shops, pubs, cafes and restaurants. Visit William the Conqueror's first English castle or the two funicular railways, aquarium, Jerwood Gallery or buy fresh fish direct from the boats.
Nearby enjoy a day in the historic town of Rye, with its pretty cobbled streets, shops, restaurants, art galleries, antiques shops and many pubs. It is also home to the Rye Bay Scallop Festival and the Rye Arts Festival.
Visit Royal Tunbridge Wells known for its Chalybeate spring water. Wander the pretty Pantiles or its super shopping complex.
If golf is your thing there is Sedlescombe golf club or take a ride on the Rother Vally Railway and catch the train to Bodiam Castle or perhaps boating along the River Rother from the Lime Wharf Cafe.
Pack your swimming costume and head to the coast. There's Hastings, Cooden Beach, Camber Sands, Winchelsea, Pevensey Bay and Eastbourne.
Take a trip to Bewl Water, Bedgebury Forest, Sissinghurst Castle and Garden, Bodiam Castle, Rye Harbour Nature Reserve, Rye Castle Museum, Herstmonceux Castle and neighbouring Observatory Centre, Camber Castle, Smallhythe Place, Rudyard Kipling's House, Batemans or the barren landscape of Dungeness.
