Welcome to Sarsgrum, a detached property nestling beside the sea estuary, the Kyle of Durness, in the breathtaking landscapes of northern Sutherland. With fantastic vistas of the surrounding countryside through its many large windows, this cottage is a perfect getaway for both relaxation and adventure.

Enter through the back door from the driveway behind the house, which overlooks the Kyle, into the spacious open plan living space. The large dining-table is perfectly positioned by the full width picture window so that you can watch the tidal waters ebb and flow, spot wildlife or just wonder at the changing colours of the sky while enjoying a meal at any time of day, an ideal place to while away time and make plans for further adventures.

The kitchen, with its handy moveable island, is well-equipped and has plenty of space. Whether you are an experienced cook or not, the kitchen includes everything you need to cater to your culinary desires. The sitting-area offers another inviting space, where you can sink into comfortable armchairs or the sofa in front of the wood-burner to share stories of the day's adventures or simply revel in each other's company while marvelling at the panoramic views stretching before you.

Through the hall you will find the very useful utility and shower-room, perfect to store muddy boots, picnic baskets or sports equipment.

After a day of outdoor activities relax in the snug which provides a cosy retreat to unwind. Sink into plush sofas, grab a book from the shelf or engage in lively conversations with your loved ones. It's the perfect spot to enjoy a cup of tea or hot cocoa. The large window seat looks out through the window at the Kyle and across to Cape Wrath.

Make your way upstairs to the three lovely bedrooms, providing comfortable and stylish accommodation for family and friends. Each room is thoughtfully designed to ensure a peaceful night's sleep after an exciting day exploring the area. The large family bathroom is situated on this floor.

Step outside and you will be met by the smell of the sea. The beach is only steps away and the views in all directions of water, mountains and green hills are so beautiful that they seem unreal. There is plenty of parking and an outdoor table and chairs to enjoy al fresco dining or simply sit under the clear night sky and study the stars.

For those who love the great outdoors, Sarsgrum offers a wealth of opportunities. To the east of the Kyle in the Durness area, and down the west coast past Kinlochbervie to Scourie and Lochinver, there are many beautiful and uncrowded beaches and coves to visit, the nearest being Balnakeil with its wide sandy beach and Sango Bay where the turquoise waves crash onto the rocks. You could even brave the zip wire over the beach.

The limestone trout lochs of Durness, immediately behind the Cape Wrath Lodge and Keoldale Farm, which face Sarsgrum across the Kyle, are famous in the fishing world. Licences to fish these and the Kyle for sea trout and salmon are easily obtained and fishing from the banks of the hill lochs, provided they have not been stocked, is free.

In this area is an abundance of farming and wildlife and you are likely to meet with sheep, highland cows, stags and hinds with calves. If you are lucky you may see golden and sea eagles, puffins, oystercatchers, otters and many other small migrant birds.

Whether you're seeking a tranquil retreat or an action-packed adventure, this cottage caters to all. With its incredible views, proximity to the outdoors, and welcoming interior, it promises an unforgettable experience for you, your family, and your friends.
