Perfectly positioned by the beach, this darling of a cottage makes for the ultimate coastal getaway, whether you are looking for a romantic seaside escape, family beachside break or a fabulous adventure for your four-legged friend. Located right in the heart of the charming twinned villages of Kingsand and Cawsand, you can throw yourself into village life from this plum location with the harbour, shops, galleries, pubs and cafes right on your doorstep. It is a magical haven for a great holiday.

Set over four floors, to take full advantage of the spectacular setting and boasting two beachside terraces, the breathtaking view from this mid-terrace cottage stretches out over the sheltered waters of Cawsand Bay to Fort Picklecombe, Plymouth Sound and Dartmoor in the distance. Step into the cottage kitchen which is light and airy thanks to the large picture window that leads out to the terrace area, a wonderful spot for a leisurely breakfast or lunch, but with the villages having such a great offering of places to eat and drink, including The Old Bakery Cafe (seasonal) right opposite – you will smell the delights as they bake – there's every excuse not to do any cooking, well you are on holiday after all!

The cottage stairs lead up to the sitting/dining-room, where the bijoux dining-table enjoys the best seat in the house taking in that view, you won't worry that the cottage has no television, and the warm glow of the wood-burner makes this an ideal retreat for those out-of-season breaks.

Head up again to the charming second bedroom, which conveniently has its own en suite cloakroom. This room is set up in the eaves and the sloping ceiling adds to the overall charm and character but please mind your head; there is limited access to one side of the double bed.

The main bedroom is on the lower ground floor with its large picture window leading out to a second terrace and of course more of those glorious views, it will make it difficult to get out of bed everyday. This floor is also home to the stylish shower-room and utility-area.

Kingsand and Cawsand are real treasures, unspoilt over time. Located in an Area of Outstanding Natural Beauty, blessed with spectacular scenery, fabulous walks and secluded beaches.

The calm waters of the village beaches are perfect for safe swimming, fishing or kayaking. Haven't got your own, don't panic you can hire one in the village. Stroll along the maze of narrow streets, lined with colour washed cottages, it's a real delight and for some more serious ramblers the coastal path runs right through the villages taking you to secluded coves, the dramatic cliffs of Whitsand Bay and the charming Mount Edgcumbe Estate. With its prime location right on the headland it offers 800 acres of parkland, estate and gardens not to mention a historic house, artisan shops along with a choice of places to eat and drink – ideal to refuel for your return stomp.

If you fancy a trip to the Maritime City of Plymouth, hop aboard the passenger ferry from Cawsand (seasonal) or the one from Cremyll (year round). Here you will discover the historic Barbican and Plymouth Hoe, The National Maritime Museum and the city's latest hotspot, The Royal William Yard.

As a typical circa 17th Century cottage, Erica has tight staircases which are quite steep, open tread and the tread narrow in places so please take care. Apart from the shower-room and cloakroom the rooms do not have internal doors.
