There are glorious, far reaching water views from every room in this beautifully appointed, modern cottage, stretching from the moorings on the Penryn River out across the Carrick Roads to the Roseland peninsula in the distance. Set high above beautifully tended public gardens, semi-detached Pennant Cottage is tucked into a sheltered private courtyard. A broad balcony stretches the width of the cottage, a wonderful place to sit for morning coffee or a leisurely lunch while drinking in the outstanding view.

The shops, bakeries and a variety of eating places along the High Street are all within a five minute walk, perfect whether popping out for a morning croissant or strolling out for an evening meal.

Pennant Cottage has an open plan living-room with a comfortable sitting-area and French doors out to the dining balcony. The kitchen is a cook's paradise with high quality granite work surfaces, gorgeous bird's eye maple units and everything required for cooking up a feast. Upstairs, both bedrooms have super comfortable beds with lovely linens, and share the contemporary family bathroom.

There is always something to watch out on the water whatever time of year you visit Pennant Cottage. With yachts bobbing on their moorings, sailing races in summer and naval vessels heading into Falmouth Docks for maintenance in winter, Pennant Cottage is the perfect spot to sit and admire these views. A wonderfully comfortable cottage with easy access to all the town's facilities, it is ideal for couples and families alike. Pennant Cottage is a real home-from-home where every thought has been given to guests' comfort – there is Freesat and Apple TV, superfast broadband with unlimited access, and plenty of books to sit back and relax with.

Falmouth will delight too, a wonderfully friendly and vibrant town mixing echoes of its historic nautical past with its present-day sailing reputation, artistic ethos and recent university status. The long, meandering town centre has plenty of independent shops, bars, galleries and eating places, all waiting to be explored. Ferries sail from the nearby Prince of Wales Pier to Flushing, Truro and St Mawes, with fishing trips and coastal cruises also on offer during the holiday season. Lovely Gyllyngvase Beach – a Blue Flag, life-guarded beach from Easter to the end of October – is less than a mile away, with water sport tuition and the enticing Gylly Beach Cafe set right on the sands.

Gardeners will love the lush subtropical gardens at Trebah and Glendurgan in the Helford valley, the National Trust's Trelissick Gardens near Truro and inspirational Lost Gardens of Heligan near Mevagissey. The coastal footpath passes through the town and heads on out to the Lizard peninsula, perfect for keen walkers. Slightly further afield, but well worth a visit, the superb surfing beaches and dramatic coastline of the north coast are just half an hour's drive away.
