Buddlewall is an historic east Devon farmhouse, in a beautiful hidden rural setting, a short drive inland from the spectacular World Heritage east Devon and Dorset Jurassic Coast. The farmhouse is in Devon but just cross the little river that runs through the lower garden and you will find yourself in Dorset! You can say that your holiday is in two beautiful West Country counties!

This is a place where holiday memories will most definitely be made, whether for a great extended family or group of special friends. With that in mind and to make your journey less stressful, especially at those traditional peak times of the year when the roads are so very busy, Buddlewall offers a Thursday arrival/departure day.

The detached, thatched farmhouse achieves a perfect balance with its real sense of history and character, alongside its lovely contemporary refurbishment. The accommodation could not be more flexible, with two sitting-rooms, a garden-room, dining-room, kitchen/breakfast-room, six bedrooms - one is on the lower ground floor - and three staircases! To add to this there is an en suite bathroom, a family bathroom, a first floor shower-room and a ground floor shower-room.

At the front there is an enclosed cottage-style garden, at the back there is a large open lawned area that looks down over the farmhouse and across the valley, there is also a sheltered courtyard for dining al fresco and two little picnic meadow areas on either side of the river, connected by a little wooden bridge.

Staying at Buddlewall comes hand in hand with a sense of adventure. Even the tiny lane leading to the farmhouse, with its high hedges and grass down the middle, will give you a sense of stepping back in time. As with most farmhouses of this age, there are some low beams and doorways and internal steps between the rooms. With three separate staircases, exploring the layout will keep children occupied for ages.

For guests with dogs you will be pleased to know that there is a back door to a little hallway and from there into the kitchen, and a door to the oak-framed garden-room - stone flooring in these parts of the house mean that you do will easily be able to manage muddy paws.

In the summer playing in the river will be irresistible, but please don't let children play there alone as there are some deeper pools as well as shallow paddling areas and the water level can rise if there has been rain.

For outings Lyme Regis is only eight miles away, with sandy as well as pebble beaches, and boat trips along the Jurassic coastline. Fossil hunting at Charmouth - the next little seaside town to Lyme Regis - is popular with all.

You will have easy access to three beautiful counties - Devon, Dorset and Somerset - and although you may simply wish to stay at Buddlewall for lazy days at such a special property there is plenty to explore and enjoy in the area. The River Cottage Canteen in Axminster, River Cottage itself just outside Lyme Regis and the Hix Fish & Oyster House overlooking Lyme Bay will please the food lovers amongst you. The market towns of Axminster and Ilminster have weekly local produce markets so you can choose some treats and enjoy a sociable cooking experience in the wonderful farmhouse kitchen.

This is an amazing historic farmhouse and as well as some low beams and doorways there are internal steps from room to room. A little river runs through the grounds to the front of the farmhouse and this is deep in places. This area is across the tiny, no through lane from the farmhouse which is occasionally used by the local farmer and by horse riders using the bridleway that crosses the river. There is also a little wooden bridge across the river. Please supervise children at all times. *Only 1 cot is provided, bring your own travel cot.
