The cottage kitchen (the kitchen is being replaced in December 2024- photos to follow)
Bedroom 1 is on the lower ground floor with direct access to its own terrace area.
The view is very special.
The little galley kitchen is well stocked. (the kitchen is being upgraded in December 2024)
From the kitchen the large windows open up leading you out to the higher decking area.
The sitting/dining-room is on the first floor.
Erica is set over four floors to make the most of the view. The open-tread stairs are a little steep and may not be suitable for all.
The dining-area takes pride of place soaking in that view.
The cosy sitting-area with its toasty wood-burning makes this a great retreat all year long.
Bedroom 1 on the lower ground floor has a super-comfy king-size bed.
Steps lead out from bedroom 1 to a utility-area, shower-room and the stairs to the upper floors.
The shower-room is situated on the lower ground floor.
The bed in the second bedroom is adorned with lovely linens, cushions and throw.
The view is framed perfectly in the second bedroom.
The second bedroom has an en suite cloakroom with a hand-basin and WC. Please note there is limited access to one side of the bed.
Erica sits in the heart of the twinned villages of Kingsand and Cawsand.
You are so close to the sea it will send you to sleep at night.
The Old Bakery Cafe is opposite Erica - how convenient is that, you can smell the bread as it's baking!
The old Devon/ Cornwall border sign which used to run between the two villages - there is now a more obvious border - the River Tamar.
The villages have a great choices of places to eat and drink. The Halfway House is only a few yards down the road. On a Wednesday night you might hear the Halfway Harmony singers singing a tune or two.
The villages of Kingsand and Cawsand are utterly charming.
Another pub in the village offering good old traditional hospitality.
At low tide there is a large expanse of beach - your four-legged friends will simply love it.
Watch the comings and goings of the water.

Lovely cottage with fabulous views. One room on each of the 4 floors so lots of stairs. If tall , over 6 foot, you need to be wary not to bang your head! Easy walking from the village to Rame and Edgecombe .

Lovely comfortable cottage with amazing views. The location was perfect and we enjoyed sitting out on the terrace having meals al fresco. Would definitely stay at this cottage again.

Erica is a quirky comfortable cottage in a stunning location. Set over 4 floors it certainly keeps you fit and our dog found it very confusing! Kingsand/Cawsand is beautiful with little winding streets & great walks in either direction. The property is certainly handy for the bakery where we got our morning pastries & fresh bread & there is a well stocked shop & even a fish & chip van at weekends. We would love to return...
